Our application process checks your credit, rental history, income, & criminal background.
Typically we require a credit score of 600 or higher. If your credit is less than great sometimes a great rental history can help offset that. Your income must be 3 times the rent amount. You cannot have any felonies within the last 5 years. Any felonies over 5 years old that are violent still may be denied. Any prior evictions or judgments from other rental companies or Landlords will be denied.
Yes, some of our rental properties are available to college student. We do require parent/guardian cosigners for college students.
Yes, we do allow cosigners if your credit or income do not meet the minimum requirements. However, if your application is denied due to criminal background or rental history, a cosigner will not be able to get you approval.
Anyone planning to reside in the property that is over the age of 18 will be required to complete a rental application.
Your first cost will be the application fee which is $75/applicant. If approved you will need to pay your security deposit ASAP to stop marketing on the property. On or before move in you will be required to pay the $99 administrative fee, any pet deposits due, and the first month's rent. If you move on any day other than the first, the first month's rent will be prorated.
Each of our rentals are individually owned. Some property owners do allow Section 8 vouchers, but not all.
